Barings is currently seeking a Director - Portfolio Management to support the Barings Real Estate Australia (BREA) platform. This position will report to the Senior Director - Portfolio Management, Real Estate (Sydney).

Responsibilities
  • Lead Portfolio Manager with primary oversight and responsibility for a >A$1 billion Barings Australia industrial portfolio and a new multi-sector portfolio in the deployment phase.
  • Provide strategic input, direction, and approvals inside and outside the project control group (PCG) and annual strategic review forums on all major decisions impacting the portfolio including but not limited to new leases, CAPEX, developments, ESG initiatives, liquidity management, debt refinancings, variations to budgets, and execution of investment goals and strategies.
  • Primary day-to-day contact person with the relevant individuals from the Investor Client.
  • Communicate effectively with Investor Client to deliver regular updates on the assets and overall portfolio performance, key opportunities, key risks, and key ongoing initiatives.
  • Discuss and disseminate across the BREA platform key input and direction from the Investor Client across all facets of the portfolio.
  • Support and direct the ESG, Asset Management, and Development Teams on key ESG initiatives in line with the stated ESG goals and objectives of the fund.
  • Add significant value through strategic thinking, mentoring and providing a different perspective.
  • Oversight, input, and approvals of ad-hoc memos and papers, quarterly reports, quarterly valuations, NAV statements, capital calls, distributions, and business planning reporting.
  • Working closely with the senior analyst(s) or equivalent responsible for maintaining the portfolio and asset level financial models to review and analyse the asset level and portfolio level financial performance, key opportunities, key risks, and financial debt covenants.
  • Working closely with the asset management, development, ESG, finance, and capital transactions teams on all of the above.
  • Monitor Barings in meeting all of its obligations under the fund agreements, as well as Barings being remunerated in accordance with the agreements.
  • Strategic input in driving process and systems improvement to enhance efficiencies across the fund and the BREA platform.
  • Supporting the Senior Director, Portfolio Management, and Senior Management on key strategic initiatives and ad-hoc workstreams related and unrelated to the fund including press releases, branding, and promoting the public profile of Barings and Rest.
  • Liaise with and work collaboratively on general requirements with international Barings colleagues.
Qualifications
  • Tertiary qualifications in Finance, Business, Economics or Property discipline.
  • At least 10 years’ relevant Real Estate experience.
  • Understanding of property investment appraisal techniques;
  • Ability to identify risk in new and / or existing transactions and to effectively develop and implement mitigation strategies;
  • Ability to work collaboratively and internationally across the BREA platform as needed.
  • Strong communication skills both verbally and in writing.

What You Bring
  • 5+ years experience as a Technical Business Analyst covering both Business Requirements and Technical Requirements
  • Strong background in both business and technical requirements gathering
  • Experience in Agile environments and project delivery frameworks
  • Proficiency in tools like JIRA, ServiceNow, SharePoint, and Microsoft 365 suite
  • Skilled in stakeholder management and presenting to senior leadership
  • Strong analytical, documentation, and facilitation skills
  • Familiarity with project management fundamentals
  • A team-first mindset and ability to thrive in ambiguity
  • Experience writing procedures and documenting processes
  • Strong testing exposure would be highly advantageous

  • High-level capability with Microsoft Word, PowerPoint, Excel, and SharePoint

  • Skills in researching, selecting, and supporting the implementation of systems solutions
